SSG Development and Construction LLC

SSG Development and Construction LLC is a real estate investment and property development company based in Brookline, Massachusetts that develops, builds, and owns state-of-the-art, multi-story, climate-controlled, self-storage facilities throughout the eastern United States – from Massachusetts to Florida. These four-story steel framed buildings feature masonry and metal wall panel exteriors for the Northeast region and cast-in-place reinforced concrete structures for Florida.

BL Companies designs each facility to exhibit the utmost sensitivity for the community and surrounding buildings to ensure acceptance from the neighborhood and local authorities.

BL Companies has provided due diligence, preliminary site layout, conceptual site design, land surveying and mapping services, civil and transportation engineering services, zoning investigations as well as geotechnical engineering. The firm has also conducted Phase I environmental site assessments and hazardous building materials investigations to detect the presence of asbestos and lead based paint. Additionally, BL Companies has also provided architectural services from conceptual design to construction documents to create an aesthetically appealing building design.

The careful construction administration services provided by BL Companies ensured the building design and detailed construction process prevented unnecessary time delays and additional costs.

Jumbo Self Storage LLC

Jumbo Self Storage LLC, a subsidiary of Jumbo Capital Management, LLC is a real estate investment and property development company based in Quincy, Massachusetts that develops, builds, and owns state-of-the-art, multi-story, climate-controlled, self-storage facilities in Massachusetts. The Jumbo self-storage project in Norwood called for the renovation of an existing 114,000 sf, 2 story warehouse building into a state-of-the-art, multi-story, climate-controlled, self-storage facility. This is the flagship model for the Jumbo Brand.

BL Companies designed the facility to exhibit sensitivity for the community and surrounding buildings to ensure acceptance from the neighborhood and local authorities.

BL Companies provided due diligence, preliminary site layout, conceptual site design, land surveying and mapping services, civil and transportation engineering services and zoning investigations. The firm also conducted Phase I environmental site assessments and hazardous building materials investigations to detect the presence of asbestos, lead based paint and PCB’s. Additionally, BL Companies has also provided architectural services from conceptual design to construction documents to create an aesthetically appealing building design while maintaining as much of the existing façade as possible yet creating new identity for the Jumbo Brand.

The construction administration services provided by BL Companies ensured the building design and detailed construction process prevented unnecessary time delays and additional costs.

Public Storage facilities range from single-story buildings to six-story, climate controlled architectural showcases. Since 1998, BL Companies has performed a variety of design functions at potential storage facility sites in support of their Northeast and central United States development program. BL Companies has regularly provided due diligence and detailed design services related to new construction, redevelopment and expansion. BL Companies has gained a thorough understanding of Public Storage’s program needs and has implemented the program within the specific regulations that apply locally to its projects. BL Companies provides a full range of services including architecture and building engineering, land surveying, construction stakeout, site planning and design, traffic engineering, environmental sciences, permitting and construction assistance. Additionally, BL Companies has provided construction stakeout for projects in various locations throughout the region and layout for some new stores or store expansions. Extra Space Storage, Cohasset, Massachusetts

BL Companies worked with a private developer to create a new self-storage facility at the base of Scituate Hill in Cohasset, a picturesque New England Town. The three-story 68,000 sf facility, located on a 2.9 acre site, accommodates 34’ of grade change by setting the building into the hillside. Two small single-story self storage buildings are located at the top of the hill behind the main building. Services included planning and entitlement permitting and continued through construction documentation and administration. Planning and permitting began in the fall of 2015, construction was completed in the summer of 2017.

EXPERIENCE

Extra Space Storage, Dedham, Massachusetts

BL Companies worked with a private developer to create a new self-storage facility just off the VFW Parkway in Dedham, MA. The three-story 92,000 sf building is set between a residential neighborhood and wetlands to the east and a highway access road to the west. The 1.62 acre site, whose southerly portion was located in a flood plain, required several variances including FAR and setback adjustments. BL Companies services included conceptual planning and entitlement permitting and continued through construction documentation and administration. Project planning began in the spring of 2012 and the project was completed in the spring of 2015.

Extra Space Storage, Norwood, Massachusetts

BL Companies worked with a private developer to convert an existing single-story retail building into a self-storage facility. The existing 94,000 sf facility with a 20,000 sf basement was completely renovated and re-clad with metal panels, giving specific emphasis on the corner tower element containing the main entrance. The rear of the 5- acre lot was regraded to accommodate a new loading area. All new services and utilities were also provided. Project planning began in the winter of 2015 and the project was completed in the summer of 2016.

SSG Development Mixed-Use Storage Facility

SSG Development and Construction LLC is a real estate investment and property development company based in Brookline, Massachusetts that develops, builds, and owns state- of-the-art, multi-story, climate-controlled, self-storage facilities throughout the eastern United States. A significant challenge was site plan approval for a storage structure in the neighborhood. BL Companies designs each facility to be unique to the context of the surrounding community, which significantly assists the entitlement permitting process. In this case the building included a community room and a coffee shop to enhance the neighborhood amenities. The Somerville building is a seven story steel framed structure with masonry and metal wall panels. BL Companies provided comprehensive design services with its in-house team from due diligence through construction administration.

SSG Development Self Storage Facility

SSG is a real estate investment and property development company based in Boston Massachusetts that develops, and builds, state-of-the-art, multi-story, climate-controlled, self- storage facilities. The Jamaica Plain self-storage project is one phase of a much larger mixed-use development that also includes a building with three stories of apartments above a parking deck and a five-story building with retail on the ground floor and residential apartments above. This new ground up construction project is a 4 story, 130,000 SF state-of-the-art, climate controlled storage facility. BL Companies designed the facility to exhibit sensitivity for the community and surrounding buildings to ensure acceptance from the neighborhood and local authorities. The projects include a community room for use by the residents and exterior display cases to exhibit local community artwork. BL Companies provided due diligence, preliminary site layout, conceptual site design, land surveying and mapping services, civil and transportation engineering services and zoning investigations. The firm also conducted Phase I environmental site assessments and hazardous building materials investigations to detect the presence of asbestos, lead based paint and PCB’s. Additionally, BL Companies has also provided architectural services from conceptual design to construction documents to create a thoughtful contextual building design that received favorable reviews from the Architectural Review Board.
